The Architectural Design team at Maden Eco produce plans for extensions, loft conversions, garden rooms and new build; we consult with the local council and apply for planning permission on your behalf and supply Building Regulations and offer structural engineer and SAP calculations if required.

From initial concept and architectural design through to approval for planning permission and building regulations, we manage the whole process with the local authorities.

We will advise you on all planning issues, helping you to decide which route to take – Permitted Development or Full Planning application and can provide a fast reliable service using the latest technology to speed up a process which has traditionally been quite slow and laborious.

We specialise in energy efficient specifications that will provide value for money on the build cost, offer a reduction in the contract times and reduce the environmental impact with typically less landfill and materials used as well as providing a high thermal insulation factor on your project.

Your local planning authority (LPA) – usually the district or borough council – is responsible for deciding whether a proposed development should be allowed to go ahead. This is called planning permission.

Most new buildings, major alterations to existing buildings and significant changes to the use of a building or piece of land need this permission.

However, certain minor building works – known as permitted development – do not require planning permission. This is because the effect of such developments on neighbours or the surrounding environment is likely to be small.

Similarly, a change of land or building use is classed as permitted development, if it's within the same use class.

Other areas get special protection against certain developments. Reasons for special protection include:

Protection of interesting plants and/or wildlife – e.g. Bats.

Control the spread of towns and villages into open countryside – e.g. Conservation Area

Protection of listed  buildings of historical or architectural interest

Building Regulation (Building Warrant in Scotland) approval seeks to ensure that the new structure meets minimum standards within the regulations. These sections include the safety of the structure, minimising the risks associated with fire, moisture or toxic contaminants and sound proofing. Standards are also set for ventilation, hygiene, drainage and waste disposal, and all issues associated with fuels, fires and flues. Insulation standards must be met as well as access for disabled persons, provision of safe glazing and electrical supplies. These regulations seek to ensure consistent high standards of safety of all construction projects.
